Phoenix House, Southampton

Acquisition and Development: 24,023 sq ft new HQ Grade A office building with VRF cooling, raised access floors, LG7 lighting, double height reception and 95 parking spaces on Southampton’s premier out of town office park

Funded with SPREFS and HBOS off £21.50 per sq ft and 5.75% net initial – completed development value £8.45m

Cliffe Leas, Lewes

Acquisition and Development: New build housing development in Conservation Area to provide fourteen one and two bedroom flats and three two bedroom houses.

Mulberry Industrial Centre

Acquisition and Development: 64,373 sq ft business unit development with 20,300 sq ft forward sold to local occupier. Acquisition of employment land with outline planning permission and subsequent improvement of the consent resulting in an enhancement of the land value and corresponding disposal. Funded with Anglo Irish Bank off £7.50 per sq ft and 8.25% net initial – completed development value £5.5m

Heath Retail and Trade Park

Acquisition and Development: 62,000 sq ft non-food retail and trade park pre-let to Homebase, Argos and Richleys. Funded with HBOS and forward sold to private investor for £6.4m reflecting 6.25% net initial
